The envelope trade on your schedule

Tight sites need a tight sequence

New commercial construction in Peachtree Corners is increasingly infill and redevelopment: mixed-use buildings near the Town Center, multifamily on parcels along the corridors, and new pad buildings in front of older centers. Those sites are tight. Laydown space is limited, lifts share the site with other trades, and the neighbors are open businesses and occupied apartments.

On that kind of job the cladding schedule decides whether the envelope goes together cleanly. We review the drawings for weather barrier, flashing and joint details before we price, and raise conflicts in RFIs instead of in the field. Submittals and mockups are prepared early so the architect and owner sign off before the first wall is wrapped.

In the field, we coordinate with the framer on sheathing, with the window installer on flashing sequence, with the roofer on parapets and roof-to-wall transitions, and with the sealant contractor on joints. We plan lift locations and material staging with your superintendent, keep our area clean, and have each stage ready for inspection when the schedule calls for it. You get one stucco and EIFS subcontractor who understands how the whole wall works.

Choosing the system

Hard coat or EIFS for your project

Most commercial projects are specified for either three-coat portland cement stucco or a drainable EIFS, and some use both on different elevations. Hard coat stucco is a dense, impact-resistant cement finish built over a weather barrier, lath and weep screed. EIFS adds a layer of insulation board behind a reinforced base coat and finish, and makes larger foam profiles and cornices practical.

Whichever system is specified, the parts that decide whether the wall stays dry are the same: a continuous weather barrier, flashing at windows, parapets and roof-to-wall transitions, control or expansion joints where the design calls for them, and sealant at every termination. When we review your documents, we point out details that conflict with the system manufacturer’s requirements so they can be resolved before the bid is final, not during construction.

Questions & answers

New construction FAQ for Peachtree Corners builders

Questions general contractors and developers ask before awarding the stucco and EIFS package.

Do you bid from plans and specifications?
Yes. Send the drawings, specifications and schedule. We price the package as specified and note any details we would recommend clarifying.
Do you install both stucco and EIFS?
Yes. Many commercial projects use hard coat stucco at the ground floor and EIFS above. We can install both and detail the transitions between them.
Who coordinates inspections for the envelope in Peachtree Corners?
The general contractor typically schedules inspections under the building permit. Confirm the required inspections with the City of Peachtree Corners or the Gwinnett County building department, and we will have each stage of our work ready on time.
Are there design requirements for new buildings near the Town Center?
Town-center and overlay districts often have material and color requirements. Confirm them with the City of Peachtree Corners during design, and we will build to the approved submittals.
Can you work on occupied or adjacent properties?
Yes. On redevelopment sites we plan staging, protection and noisy work around neighboring tenants and residents.
