Commercial Waterproofing in Peachtree Corners, GA

On most Peachtree Corners commercial buildings, the stucco or EIFS is not what failed; the joints around it did. We replace sealant, rebuild expansion joints, correct flashing and apply coatings that keep water out of the envelope.

Keep water moving

The joints are the waterproofing

A stucco or EIFS facade is only as watertight as the places where it stops: window and storefront perimeters, expansion joints between panels, transitions to brick, metal and glass, and every penetration for a sign, light or vent. On many Peachtree Corners office, retail and multifamily buildings those joints were last replaced years ago, sometimes only on the elevations where someone reported a leak.

Sealant has a service life. In Georgia sun it hardens, loses adhesion and splits along one edge, and the gap it leaves is invisible from the ground. Water that gets in there runs behind the cladding and appears somewhere else, often a floor or two below. That is why we survey the whole facade, not only the stain.

Our waterproofing work includes cutting out and replacing failed sealant with proper backer rod and joint geometry, rebuilding expansion joints, correcting or adding flashing at sills, heads and roof-to-wall transitions, and applying elastomeric or breathable coatings where the wall needs one. You get a written scope by elevation and joint type, so you can see what you are paying for and phase it if the budget requires.

What we waterproof

Commercial waterproofing work in Peachtree Corners

These are the details we check and correct on office, retail, multifamily and hospitality buildings.

Sealant replacement programs

Old sealant is cut out, joints cleaned and primed, and new backer rod and sealant installed, building-wide or elevation by elevation.

Phased over budget cycles

Expansion joints

Failed expansion and control joints are rebuilt and sized so the joint can move with the building instead of tearing.

Joints that flex, not split

Window & storefront perimeters

Perimeter sealant, sill flashing and head details are corrected so water running down the wall is turned out, not in.

Water tested, then sealed

Parapets & roof-to-wall

Parapet caps, coping joints and roof-to-wall flashing are corrected where water enters the top of the wall.

Weak point on every roof

Elastomeric & breathable coatings

Elastomeric coatings to bridge fine cracks, or breathable coatings where the wall needs to dry outward, chosen for the substrate.

Matched to the wall

Penetrations & attachments

Tenant signage, light fixtures, mechanical lines, railings and balcony attachments are flashed and sealed where they pass through.

Seal, flash or coat?

Choosing the right waterproofing scope

A coating can’t fix a missing flashing, and new sealant won’t help a parapet whose cap is open. We start with the details where water is actually getting in, and only recommend a coating when the face of the wall needs one.

Coating choice matters too. Elastomeric coatings bridge hairline cracks and shed rain well, but a non-breathable film over a wall that is already wet can trap moisture. Where readings show wet areas, we repair those first.

For sealant, the question is usually full program or targeted repair. If the joints are the same age everywhere, replacing them in one program is usually the better value. If failures are concentrated on one or two elevations, we can phase the work so it fits operating budgets or reserves.

Our process

How we waterproof an occupied building

Sealant and coating work depends on weather and cure time, so we plan the sequence and access with you before work starts.

Survey & test

We walk every elevation, check sealant adhesion and condition, take moisture readings at windows and joints, and water test where tenants have reported leaks.

  • Sealant condition by elevation
  • Moisture readings mapped
  • Leak points confirmed

Scope & phasing

You get an itemized scope that separates active leak repairs from preventive work, with phasing options by elevation or by building.

  • Itemized by elevation
  • Program or targeted options
  • Access & scheduling plan

Seal, flash & coat

Failed joints come out and are rebuilt, flashing is corrected, any wet substrate found along the way is replaced, and coatings go on where the wall needs them.

  • Joints primed & tooled
  • Flashing corrected
  • Daily cleanup

Tenants reporting leaks after storms?

That usually points to a joint or flashing detail. A water test can confirm the source before you commit to a full program.

What Gwinnett storms do to a sealant joint

Summer heat, sudden afternoon storms and mild winters work every joint on a Peachtree Corners facade, year after year.

West- and south-facing elevations bake through long summers, which shortens sealant life on exactly the walls that take the most wind-driven rain when a thunderstorm rolls in. Shaded north elevations under the tree cover common across Peachtree Corners stay damp longer and grow mildew. We read those patterns on every site walk and specify materials for each exposure rather than one product for the whole building.

Sun-baked elevations

Hardened, split sealant on west and south walls of office and retail buildings.

Wind-driven rain

Storm water forced past open joints at upper floors, parapets and window heads.

Shaded, damp walls

North elevations under mature trees that hold moisture and need breathable coatings.

Questions & answers

Waterproofing & sealant questions from Peachtree Corners

What owners and property managers ask before a sealant or coating program.

How often should commercial sealant be replaced?
It depends on the product, the joint design and the exposure. Rather than go by age alone, we inspect the joints for adhesion loss, splitting and hardening and tell you which elevations need attention now and which can wait.
Is an elastomeric coating enough to stop leaks?
Not by itself. A coating helps a wall shed water and bridges hairline cracks, but leaks usually come through joints and flashing. We fix those first, then coat if the wall needs it.
Can you replace sealant on a Peachtree Corners office building without disturbing tenants?
Yes. Sealant work is relatively quiet. We sequence it by elevation, coordinate lift locations with property management, and keep entrances and parking usable.
Do sealant and coating projects in Peachtree Corners need city approval?
Routine sealant replacement usually does not, but a color change or coating that alters the building’s appearance may be reviewed, especially near the Town Center. Check with the City of Peachtree Corners before you commit to a new color.
Will you water test before replacing joints?
Where the leak path is unclear, yes. We test suspect joints and details one at a time until the leak reproduces, so the scope targets the real entry point.
