Built for outside

Amenity spaces are exterior walls up close

Outdoor space has become part of how Peachtree Corners properties compete. Restaurants build patios and outdoor bars to add seats for most of the year. Apartment and condominium communities add grilling stations, pool cabanas and outdoor kitchens to their amenity packages. Every one of those features is an exterior wall that guests touch, lean on and spill on.

They fail in predictable ways. Bar fronts and grill islands built on wood framing with no weather barrier absorb rain from the top and splash from the patio. Cutouts for grills, sinks and refrigeration are left unflashed. Bases sit in standing water on slabs that slope the wrong way, and heat from cooking equipment cracks finishes that were never meant for it.

We build these features the way we build a facade. Bases sit on non-combustible framing or block where heat is involved, counters and caps are sloped or flashed to shed water, every cutout and penetration is detailed, and the stucco goes over a proper barrier and lath. For existing features, we open damaged areas, replace what is wet, and refinish to match the building. Work is scheduled around service, pool season and resident use.

Picking the right base for the space

Concrete block is the most durable base for an outdoor bar or grill station. It does not rot, it takes stucco directly, and it handles the heat around commercial grills. It is heavy, so it needs a slab or footing that can carry it, which matters on elevated amenity decks.

A framed base with cement board is lighter and easier to shape, which helps with curved bars, long runs and decks with weight limits. If the frame is combustible, grills must be installed with the insulated jacket or clearances their manufacturer requires, and we plan the openings around that from the start. Load limits on decks and podiums are confirmed by the owner’s engineer or design team.

For existing features, refinishing is often the simplest option when the base is sound. We check before we quote and tell you if a crack or stain points to a problem a new coat would only cover.

Our process

Building around guests and residents

We schedule around service hours and pool seasons, and around the licensed trades, so gas, plumbing and power rough-ins are in place before a base is closed up.

Plan & lay out

We review the plans, confirm equipment cut-outs and clearances, and mark where licensed trades need to bring utilities.

  • Equipment specs reviewed
  • Slab & drainage checked
  • Written, itemized scope

Build the base

Block is laid or the frame is built and sheathed in cement board, with openings framed for grills, refrigeration and doors.

  • Square, level base
  • Openings framed to spec
  • Work area fenced off

Stucco & finish

Base and finish coats are applied and cured, the bottom edge is detailed to shed water, and the color is matched to the building.

  • Coats cured properly
  • Drip edge at the slab
  • Color & texture matched

Planning a patio or amenity upgrade?

Bring us in early. A base planned around the equipment and the deck costs less than one rebuilt later.

Outdoor space in Peachtree Corners

Patios and amenities in a city that eats outside

From restaurant patios near the Town Center and The Forum to pool decks at apartment communities, outdoor space here sees heavy use.

The Town Center was designed around outdoor gathering, and restaurants across Peachtree Corners have followed with patios, bars and covered seating. Multifamily communities along Spalding Drive, Holcomb Bridge Road and Peachtree Industrial Boulevard compete with their pools and outdoor kitchens. Georgia’s long warm season means these features get used hard, and the spring pollen, summer storms and mildew test their finishes.

Questions & answers

Outdoor amenity FAQ for Peachtree Corners

What restaurant operators and community managers ask about stucco patios, bars and cabanas.

Can you build an outdoor bar or grill station for an apartment community?
Yes. We build stucco-finished grill islands, bar counters and cabanas on bases suited to heat and weather, with flashed cutouts and sloped caps.
Why is our patio bar cracking and staining?
Usually because water is getting in from the top or the base, or the framing behind it was never protected. We open the damaged areas, check what is wet, and rebuild with proper barrier and flashing.
Can you work on a Peachtree Corners restaurant patio without closing it?
Often, yes. We work in sections, schedule noisy and dusty work before service, and leave the patio clean and usable at the end of each day.
Do outdoor amenity structures in Peachtree Corners need a permit?
New structures, cabanas, gas lines and electrical usually do. Check with the City of Peachtree Corners or the Gwinnett County building department, and for condominiums, confirm the association’s approval process as well.
Can you schedule pool cabana work outside the swim season?
Yes. Many communities prefer that, and we are glad to plan cabana and pool-area work for the off season when the deck is closed.
