Refresh, don’t replace

A new face for an older building

Owners in Peachtree Corners compete with newer product. An office building on Technology Parkway is up against the newest space on the market, and an older retail center on Peachtree Parkway sits a short drive from newer shopping. The fastest way to make a sound building look current is often a recoat: new color, a consistent texture and clean edges at every reveal and band.

A recoat only works on a dry wall, so we survey first. Moisture readings at windows, joints and parapets tell us whether the substrate is sound. Cracks are routed and repaired, failed sealant is cut out, and patches from years of tenant signage are leveled before any finish goes on. Skipping that work just paints over the next problem.

Then we match the product to the wall. Acrylic finish coats renew EIFS and synthetic finishes; elastomeric coatings bridge hairline cracks on hard coat stucco; breathable coatings suit walls that need to dry out. We prepare sample areas so owners, boards and tenants can approve color and texture before the full building is done, and we phase the work by elevation to keep the property open.

What we apply

Commercial recoat and finish work

Every finish project starts with the same check: is the wall underneath dry and sound? After that, it is about the look the property needs and how the wall needs to breathe.

Whole-building recoats

A new finish or coating applied corner to corner on every elevation, so old patches, stains and uneven fading disappear.

No lap marks mid-wall

Color changes & rebrands

A new color scheme for a repositioned shopping center, a new tenant’s brand standards or an office building heading back to market.

Sample areas approved first

Elastomeric recoats

Thick, flexible coatings that bridge hairline cracks and shed water, used on walls that have been tested and are dry behind the finish.

Only over a dry wall

Breathable coatings

Vapor-open coatings for hard coat stucco walls where trapping moisture would do more harm than good.

Lets the wall dry

Condo & HOA reserve projects

Recoats planned around a reserve study and budget, phased by building or elevation, with a written scope the board can approve.

Itemized for the board

EIFS finish renewal

Recoating sound EIFS with a compatible finish after joints are replaced and damaged areas are repaired.

Joints replaced first

Choosing the right finish for the facade

Acrylic finishes give an even color, flex more than cement and hold color well, and they are the usual choice for renewing EIFS. Elastomeric coatings go on thicker and bridge fine cracks, which suits weathered stucco on condominiums and apartment buildings, but they slow drying, so we use them only where the wall has been tested and is dry. Breathable coatings let hard coat stucco dry out where vapor would otherwise be trapped.

We tell you which option fits each building and why, and put it in the written scope. Before a full recoat we prepare sample areas on the building so the owner, board or brand manager sees the color and texture in daylight before committing to every elevation.

Our process

How a commercial recoat works

Most of the result is decided in the prep. A coating bonds only as well as the surface it goes on, and an occupied property needs a plan as much as a crew.

Test & document

We take moisture readings, sound for loose or hollow areas and look at every joint, window perimeter and penetration before recommending a finish.

  • Readings by elevation
  • Delamination checked
  • Photo documentation

Scope, samples & phasing

You get an itemized scope that separates repairs from finish work, sample areas for approval, and a phasing plan around tenants, residents and business hours.

  • Repairs priced separately
  • Samples approved on site
  • Phasing for budgets

Prep & recoat

Walls are cleaned, cracks and failed sealant are repaired, glass, storefronts and landscaping are masked, and the finish goes on corner to corner.

  • Wall washed & dried
  • Entrances kept open
  • Daily cleanup

Planning a recoat for leasing or reserves?

We will check whether the facade is sound enough for a recoat and put the options in a written scope you can take to ownership or the board.

Repositioning in Peachtree Corners

Facade refreshes that help lease space

In Peachtree Corners, a recoat is often part of a leasing or repositioning plan, not a maintenance item.

We see the request from three directions: office owners preparing to re-lease, retail landlords updating a center’s look for new tenants, and multifamily owners refreshing a community between renovation cycles. Each wants a building that photographs well and reads as current from Peachtree Parkway, Holcomb Bridge Road or Peachtree Industrial Boulevard.

Color changes

Updated palettes for office and retail buildings, approved from sample areas first.

Faded elevations

Uniform finish over chalky, sun-worn and patched walls.

Prep that lasts

Cracks, sealant and old sign holes corrected before the coating goes on.

Questions & answers

Recoating questions from Peachtree Corners owners

What owners, managers and boards ask before a facade recoat.

Can you change the color of a stucco or EIFS building?
Yes. Over a sound, dry substrate, a new finish coat or coating can change the color of the entire building. We prepare sample areas for approval first.
Is a recoat the same as painting?
No. Stucco and EIFS need finishes and coatings made for them. Ordinary paint can trap moisture or peel. We specify the product by substrate and exposure.
Do we need city approval to change our building color in Peachtree Corners?
It depends on the property’s zoning and location; town-center and overlay areas are more likely to have requirements. Check with the City of Peachtree Corners before finalizing colors, and if the property is in an association, confirm its approval process too.
How long does a recoat last?
It depends on the product, the exposure and how well the wall was prepared. Good preparation, correct product choice and sound sealant joints are what make a recoat last.
Can you recoat a Peachtree Corners retail center without closing storefronts?
Yes. We work in sections, protect entrances, sidewalks and parked cars, and schedule around tenant hours.
