DensGlass Sheathing Replacement in Peachtree Corners

When water gets behind stucco or EIFS on a Peachtree Corners building, the sheathing absorbs it long before the finish shows it. We open the wall, replace damaged board with glass-mat gypsum sheathing, and rebuild the barrier, flashing and finish.

  • Wet sheathing removed
  • Glass-mat board installed
  • New barrier & flashing
  • Finish matched to facade

Behind the facade

Older buildings, older sheathing

Many of the office, flex, retail and multifamily buildings in Peachtree Corners were sheathed with paper-faced gypsum, OSB or plywood behind their stucco and EIFS. Those boards perform well while they stay dry. Once a window perimeter, parapet or sealant joint lets water in, paper facings soften, wood swells and delaminates, and fasteners lose their grip. By the time the facade bulges or a tenant smells mildew, the damage behind the finish is usually larger than the stain.

We map the extent with moisture probes before we cut, so the opening is sized to the damage rather than guessed. The cladding is removed back to dry board, the framing is checked and repaired where it has rotted or been damaged by termites, and new glass-mat gypsum sheathing goes on. Glass-mat board resists moisture and mold far better than paper-faced gypsum or wood.

The repair is only complete when the new board is tied into the existing weather barrier with proper laps, the flashing that failed is corrected, and the stucco or EIFS is rebuilt and finished to match. We document each opening with photos so owners and boards can see what was found.

What we rebuild

Sheathing & substrate repairs in Peachtree Corners

The facade only tells you there is a problem. These are the layers we rebuild once a wall is open.

Water-damaged sheathing

Swollen OSB, delaminated plywood and softened gypsum board cut back to sound material and replaced with glass-mat board.

Moisture readings guide the cut

Weather-resistive barrier

New barrier lapped over the sheathing and tied into the existing barrier at every edge of the repair.

Every lap sheds water down

Window & storefront openings

Sill pans and jamb flashing integrated with the barrier so water that reaches an opening drains out.

Where most damage starts

Parapets & roof-to-wall joints

Flashing corrected where a roof, balcony or breezeway meets the wall, a common source of wet sheathing.

Coordinated with the roofer

Termite-damaged substrate

Sheathing and trim damaged by termites replaced, and cladding that runs below grade corrected.

Treatment stays with pest control

Framing documented

Corroded steel studs or decayed wood framing are photographed and referred to the owner’s engineer before the wall is closed.

Why glass-mat board goes back in

Putting new OSB or paper-faced gypsum back behind the cladding puts the same vulnerable material in the same spot on a wall that has already shown it can get wet. Glass-mat gypsum sheathing has fiberglass facings in place of paper and a moisture-resistant core, so a wet spell does not break it down or feed mold the way wood and paper can.

It is not waterproof on its own. The weather barrier, flashing and sealant joints are still what keep water out, and every replacement we do includes them. Where the sheathing is part of a building’s structural design, or where we find damaged studs, tracks or framing, the owner’s engineer specifies that repair and we rebuild the wall to it. You see photos of the open wall before anything is closed.

Our process

How a sheathing replacement runs on site

The wall is open for as short a time as possible and protected at the end of every day, with the work phased around tenants and residents.

Survey & map

We take moisture readings across the elevation to find the edges of the wet area and the leak source before any cladding comes off.

  • Readings mapped on photos
  • Leak source identified
  • Itemized written scope

Open & replace

Cladding is removed over the damaged area, wet sheathing is cut back to sound material, and glass-mat board is installed.

  • Daily weather protection
  • Framing issues documented
  • Changes approved first

Barrier, flash & finish

New barrier and flashing are lapped into the existing wall, then the stucco or EIFS is rebuilt and color matched.

  • Barrier lapped correctly
  • Flashing at every opening
  • Color & texture matched

Soft or bulging areas on your facade?

The longer sheathing stays wet, the more of the wall it takes with it. A moisture survey shows how far it has gone.

Where we find wet board in Peachtree Corners

Wet sheathing on Peachtree Corners buildings tends to follow the building’s age and its weakest details.

On older office and flex buildings, we find it below window corners and behind parapets. On apartment and condominium buildings, it shows up at balcony and breezeway connections where decks meet the wall. On retail, it hides behind sign bands full of old fastener holes. Wherever it is, the repair also has to fix the detail that let water in, or the new board will be wet again.

Window corners

Sheathing soaked below sills where perimeter sealant or sill flashing failed.

Balcony connections

Damaged board where decks, ledgers and breezeways tie into multifamily walls.

Rot & termite damage

Framing and sheathing repaired where long-term moisture invited decay and pests.

Sheathing replacement FAQ for Peachtree Corners

What owners, boards and managers ask when a survey finds wet substrate.

What is DensGlass?
DensGlass is a brand of glass-mat gypsum sheathing. It uses fiberglass facings instead of paper, which makes it far more resistant to moisture and mold than paper-faced gypsum, OSB or plywood.
How do you know how much sheathing to replace?
We map moisture readings around the problem area before cutting, then open the wall and replace board until we reach dry, sound material. The scope lists expected areas, and any extra damage is documented with photos before it is added.
Can you replace sheathing on an occupied apartment or condo building in Peachtree Corners?
Yes. We open and close walls in sections, keep the building weather-tight overnight, and coordinate with management so residents know which areas are affected and when.
Does sheathing replacement in Peachtree Corners require a permit?
Replacing substrate and framing can require a permit depending on the extent. Check with the City of Peachtree Corners or the Gwinnett County building department, and we will provide the scope information they need.
Will the repaired area match the rest of the wall?
We rebuild the stucco or EIFS and blend the finish to the existing wall. Where a patch would still show, we will recommend recoating the elevation.

Fix the wall behind the finish

Tell us what the survey or your tenants found. We will confirm the extent and send a written sheathing repair scope.
