Older EIFS can be saved, if it is dry

EIFS was a natural choice for the office parks and shopping centers built in Peachtree Corners through the 1980s and 1990s: light, insulating and easy to shape into cornices, bands and reveals. Most of it was installed as barrier EIFS, which relies on the face of the wall and its sealant joints to keep every drop out. When a joint or a window perimeter fails, water that gets in has no planned way back out.

The good news is that a lot of that EIFS is still serviceable. The question is how much water has reached the sheathing. We survey with moisture probes at terminations, window corners and joints, then open the wall where readings are high. Wet or soft sheathing is replaced, the weather barrier is restored, and the EIFS is rebuilt with matching foam, mesh, base coat and finish.

Once the substrate is sound, restoration can be as simple as replacing the joints and recoating, or as thorough as converting elevations to a drainable system. We explain the options and their trade-offs in a written scope, so owners and boards can match the work to the building’s remaining life and their capital plan.

What we restore

EIFS & Dryvit restoration in Peachtree Corners

Most EIFS problems come down to water at the edges or damage to a soft face. The scope depends on whether the substrate behind is still dry.

Wet substrate repair

Wet sections are cut out, damaged sheathing replaced with glass-mat gypsum board, and the wall rebuilt with new board, mesh, base coat and finish.

Dry substrate first

Joint & sealant renewal

Failed sealant at windows, storefronts and panel joints is replaced with backer rod and an EIFS-compatible sealant against a sound edge.

The first line of defense

Facade recoats

A new finish coat over sound EIFS renews color and texture across an entire elevation or building without removing the system.

Recoat or color change

Barrier to drainable conversion

Failing barrier EIFS is removed and replaced with a drainable system over a weather barrier, elevation by elevation if needed.

A wall that can drain

Impact damage

Dents and punctures at entrances, loading areas and ground-floor corners are cut back, rebuilt with heavier mesh where needed and blended in.

Soft face, solid repair

Below-grade foam & termites

Foam board run into soil or under pavement gives termites a hidden path. We cut it back above grade and repair damaged framing.

Choosing the right EIFS scope

If moisture readings are low and damage is local, section repairs with new sealant joints and a matched finish are usually the right answer. If the facade has been patched many times or faded unevenly, a recoat across the elevation gives a uniform look and helps a dated building show better to tenants and prospects.

When barrier EIFS shows wet readings in many places, repairing spot by spot often just moves the problem. Converting to a drainable system, or to hard coat stucco or fiber cement on some elevations, can be the better long-term choice. We explain the options with readings and photos in front of you, separate urgent work from what can be phased, and document any change in scope for your approval before we proceed.

Our process

How an EIFS restoration runs

Restorations run elevation by elevation, so tenants and residents keep their entrances, parking and daily routine.

Identify & survey

We confirm whether the facade is barrier or drainable EIFS and take moisture readings to find the edges of any wet area on each elevation.

  • System identified
  • Readings mapped by elevation
  • Photo documentation

Remove & rebuild

Damaged EIFS and wet sheathing come out. New sheathing, weather barrier and insulation board go in, with flashing corrected at the leak.

  • Wet sheathing replaced
  • Flashing corrected
  • Foam kept above grade

Mesh, coat & finish

Base coat and reinforcing mesh are lapped into the existing wall, joints are sealed, and the finish is matched or the elevation recoated.

  • Mesh lapped into old work
  • Compatible materials
  • Matched finish

Not sure if the building is EIFS or stucco?

EIFS sounds hollow and feels softer than cement stucco when tapped. We confirm it on the first site walk.

EIFS in Peachtree Corners

A city built in the EIFS era

The decades when much of Peachtree Corners was built were the decades EIFS dominated suburban commercial design.

Drive Technology Parkway or Peachtree Parkway and you will see the signatures: banded office facades with reveals at each floor line, foam cornices on retail towers, and smooth panels around ribbon windows. Each of those details has its own failure point, and we restore them with EIFS materials rather than cement patches that crack at the edges.

Banded office facades

Reveal joints and floor-line bands that collect water on older office buildings.

Foam cornices & towers

Retail and office trim with flat tops and cracked coatings that let water into the foam.

Barrier-to-drainable

Conversions for elevations where repeated wet substrate shows the original design is not working.

EIFS restoration FAQ for Peachtree Corners buildings

What owners and managers ask when an older EIFS facade starts showing its age.

Is EIFS the same as Dryvit?
Dryvit is one manufacturer’s brand of EIFS, and people often use the name for any synthetic stucco. We repair and restore EIFS from different manufacturers using compatible materials.
Do we have to tear off our EIFS?
Usually not. Where the sheathing is dry and sound, EIFS can be repaired, re-jointed and recoated. Full removal is generally reserved for walls with widespread substrate damage, which a moisture survey will reveal.
Our Technology Park building has barrier EIFS. Should we convert it?
Not automatically. If readings show the substrate is dry and the joints are the only problem, joint replacement and a recoat may serve the building well. If wet areas keep returning, converting those elevations to drainable EIFS is worth pricing, and we will include both options in the scope.
Will repaired EIFS match the rest of the building?
We match texture and blend color to the existing finish. On larger buildings, a recoat of the affected elevation often gives the cleanest result, and we will tell you when we recommend it.
Does changing the color of an EIFS building in Peachtree Corners need approval?
It can, depending on the property’s location and zoning. Check with the City of Peachtree Corners before finalizing a new color scheme. For condominiums, your association documents may also require board or owner approval.

Restore your EIFS instead of replacing it

Tell us about the building and what you are seeing. We will survey the EIFS and send a written restoration scope with options.
